  1. What qualities are you looking for in a consulting partner?

All qualifications are set forth in the RFP.

 

  1. How would you describe your existing culture of philanthropy?

The JCRA is seeking a development professional to establish the “culture of philanthropy” for the specified project.

 

  1. Do any existing board members or volunteers participate in fundraising?

All board members will participate in fundraising to some extent.

 

  1. In addition to developing solicitation strategies, are you looking for a consulting partner to be actively involved in donor solicitations?

Yes.

 

  1. Has a budget been established for the project? Yes.

 

  1. Are you willing to share an amount?  The amount will be shared with the successful respondent.

 

2.1.1 Deliverable – Research

 

  1. Can you please advise if JCRA has previously conducted a Campaign Feasibility for this project?

The JCRA has not conducted a campaign feasibility for this project.

 

  1. Has JCRA already raised any money for this project (e.g., is there a group of flagship donors who have already given in some way)?

The JCRA has not yet raised money through private fundraising.

 

  1. If so, are you able to share how much, and from how many people? And/or, are you able to share the breakdown of gift sizes?                    See answer to previous question.

 

2.1.2 Deliverable – Fundraising Materials and Strategy

 

  1. For section (d) “Developing a fundraising strategy for multi-phased campaign” – are you able to provide a more specific timeline for the project, and confirm where you are currently in the process?

The project is currently in the construction document phase of design and is scheduled to begin construction in early Summer of 2025. The JCRA will expect the successful respondent to create a fundraising timeline for the project.

 

  1. With the understanding that JCRA is targeting for pre-opening in the Fall of 2027, and that the anticipated date of contract will be awarded in May 2024, when would you like to begin work with your selected partner?

Immediately begin work after the award of contract.

REQUEST FOR PROPOSALS FOR CENTRE POMPIDOU JERSEY CITY MUSEUM DEVELOPMENT PROFESSIONAL

Notice is hereby given that the Jersey City Redevelopment Agency (the “JCRA”) is seeking proposals from qualified individuals and firms (the “Respondent”) to provide development advice as set forth in Section 2 herein (the “Services”) related to the renovation and operation of the Pathside Building located at 84 Sip Avenue (“Pathside Building”) in the City of Jersey City (the “City”). The intent of this Request for Proposals (“RFP”) is to select an individual or firm to provide the Services.

Proposals for the Services (the “Proposal”) shall be received by JCRA no later than May 13, 2024 at 12:00 p.m. prevailing time (the “Submission Date”), addressed to Robert Napiorski Rnapiorski@jcnj.org (the “Project Representative”) at 4 Jackson Square, Jersey City, New Jersey 07305, with an electronic copy to Bethany Russo, Owner’s Representative (BRusso@Economicprojects.com).

INFORMATIONAL ITEM- 174 Newark Avenue Rehabilitation Area –  The Agency owned property commonly known as 174 Newark Avenue in Jersey City identified on the City tax map as Block 11401, Lot 13.02 (the “Property”) is located within the 174 Newark Avenue Rehabilitation Area and is governed by the 174 Newark Avenue Redevelopment Plan.  On December 12, 2023, the Agency authorized the execution of a Redevelopment Agreement with Haus Companies for the development of a five (5) story building with one (1) approximately 1,400 square foot retail unit on the ground floor and eight (8) residential units, including one two-bedroom affordable unit on the second through fifth floors. Pursuant to Resolution 23-12-7, the redeveloper was obligated to sign the RDA and pay all fees and deposits due to the Agency no later than December 29, 2023.The redeveloper did not comply with this requirement by the date certain. The Agency has determined to terminate the designation of Haus Companies as redeveloper of 174 Newark Avenue.
