REQUEST FOR PROPOSALS FOR REAL ESTATE MARKETING AND BROKERAGE PROPOSAL DUE DATE

The Jersey City Redevelopment Agency (the “JCRA”) issues this Addendum #1 to the Request for Proposals for Real Estate Marketing and Brokerage (the “RFP”) advertised on Thursday, May 7, 2020. This addendum is issued to clarify, correct or supplement the RFP as originally issued and shall supersede any conflicting section of the original RFP. This Addendum #1 shall be acknowledged in your proposal utilizing the form captioned “Acknowledgement of Receipt of Addenda” annexed to the RFP as Schedule C. Failure to acknowledge this Addendum may be cause for rejection of your proposal.
Question #1: Is it one application per Company or can multiple independent contractor agents from the firm submit applications?
JCRA Answer: Independent Contractor agents can submit proposals provided they meet the qualifications and specifications set forth in the RFP.
Question #2: My brokerage has been independently owned since February 2019. However, the principal brokers have been licensed and actively operating under other brokerages in Hudson County, Jersey City specifically for over 15 years. Your requirements state 5 years of firm experience, so I want to confirm that this would meet the stated criteria.
JCRA Answer: See Response to Question #1. Based on the circumstances described in the question, the brokers can independently submit proposals, but the brokerage firm would not qualify.
Question #3: Your insurance requirement states workers compensation. However, our firm consists exclusively of less than 20 independent contractors. Would we still be required to secure workers compensation for this project should we be awarded this business?
JCRA Answer: Section 3 of the RFP shall be amended to state as follows:
SECTION 3.INSURANCE REQUIREMENTS
For proposal purposes, Respondents must submit copies of certificates of insurance for general liability. The successful Respondent must provide original certificates prior to commencing services.
Question #4: What is the date of final decision when the selected firm will be notified?
JCRA Answer: The decision to award the Contract for Real Estate Marketing and Brokerage will be formally adopted by resolution of the JCRA Board of Commissioners. The next meeting of the JCRA Board of Commissioners following the Submission Date set forth in the RFP is scheduled for June 16, 2020.
However, the JCRA reserves the right to award the Contract for Real Estate Marketing and Brokerage at a later meeting of the JCRA Board of Commissioners, no later than sixty (60) days from the Submission Date set forth within the RFP. The JCRA further reserves the right to further extend the time to award the Contract for Real Estate Marketing and Brokerage beyond the sixty (60) period provided that the respondent consents to extend the duration of the proposals beyond the sixty (60) day period, all respondents who do not consent to the extension beyond sixty (60) shall be deemed to have withdrawn their Proposals at the expiration of the sixty (60) day period.
