Questions Posed During the Site Visit on December 19, 2022:
- What is the end scope of the Journal Square Plaza? What is the consideration for the landscape architect regarding Journal Square Plaza?
The landscape architect will help with review of the 1 Journal Square approved design and work with the City to comment on the design to the developer and make recommendations for changes. 1 Journal Square’s landscape architect will be responsible for the actual design.
- What are the different disciplines/consultants on the project?

- What is the project timeline?
This question was addressed in previous Q&A response posted to the JCRA website on December 19, 2022.
- Are there documents available to share?
All of the information necessary to respond to the RFP is contained in the RFP and Amendments thereto.
- What was the previous use of the building?
This question was addressed in previous Q&A response posted to the JCRA website on December 19, 2022.
- Is the building a historic landmark?
No.
- Are there historic regulations/considerations for the signage?
No.
- Is there parking associated with the building/project?
No.
- Is there an assumption of additional wayfinding signage for the project?
The complete scope of the wayfinding is outlined in the RFP. Additional wayfinding is not anticipated at this time.
- Is the layout and landscape in OMA’s scope? Will there be a collaboration with OMA?
The Landscape Architect and OMA will collaborate on the design and layout of the landscape.
- Will the rooftop be exhibition space?
This is to be determined.
- Is there a pause in design to do any fundraising?

- Does the scope include a branding exercise?
No.
- Is there a possibility of extending the submission deadline?
No.
Questions Submitted Via Email – Building Signage & Wayfinding:
- Can you clarify the exterior scope? Should signage include vehicular and pedestrian wayfinding around the perimeter of the property and along the pedestrian right of way?
Currently, it is anticipated that the exterior scope will include building signage and pedestrian wayfinding. Vehicular wayfinding is not anticipated.
- Does the development have a name that will be required to be displayed prominently on the exterior or at the top of the building?
To be determined.
- Are there any historic or landmark limitations that must be considered for the exterior signage?
No.
- In the renderings for this project it appears that the adjacent land is a park/green space, can you confirm if any signage is required for this part of the site, or if this area is included in the project scope at all?
This area will be occupied by a development called One Journal Square (currently under construction).
- Do you anticipate any coordination with the local Department of Transportation being required for signage along the public Right of Way and adjacent to the building?
JCRA will coordinate with all necessary state and federal agencies
- Has a group of community or internal stakeholders already been determined who will be responsible for providing input and feedback during the project process, and if so, how many unique groups have been defined?
There are various constituencies who will provide input and feedback on this project.
- Do you have an anticipated number of meetings that you would expect to be held during each phase of the project and anticipated sequencing of stakeholders required for each round of reviews/approvals?
The Agency expects interested candidates to recommend
- Does the overall project team have standing meetings that we would be required to participate in?
Yes, OMA organizes weekly coordination meetings with the overall design team and will set up focus meeting by discipline as needed.
- Are there any landmark, heritage or community groups/committees that would have to be presented to separately?
This has not yet been determined.
- Can you clarify the approvals process, e.g. stages to approvals, etc.?
This question is not clear. The signage for the Project must comply with all applicable laws. The project team will approve the work of all professionals.
- Are there any zoning requirements that will impact the scope?
Respondent must comply with all applicable laws.
- Is branding or a visual identity required for the Centre? Would this be included in this scope?
No branding or visual identity is included in this scope.
- If no branding is part of this scope, can any existing brand standards be shared that would be required to be referenced?
Branding is not included in this scope.
- Is it anticipated that the exterior signage for the project will follow any Journal Square signage guidelines or standards?
Yes, signage will need to follow the standards within the JSQ2060 redevelopment plan. Staff of Jersey City City Planning will be available to work with the landscape architect on any proposed variance/deviation from the standards.
- Have any tiers of giving been identified for the donor recognition program, or is it expected that these will be recommended by the chosen proponent?
This has not yet been determined,
- Is there a capital fundraising campaign in place that will determine how many names are to be included on the donor wall for when the building opens?
This has not yet been determined.
- Will the Development team require individual photo-realistic 3D type renderings of donor signage opportunities for sales and coordination purposes, beyond the standards elevated renderings prepared during the design process?
Photo-realistic 3D type renderings are not required as part of this scope. If needed, such renderings can be pursued as an Additional Service.
- Can you share the project schedule?

- Can you confirm at what stage in the architectural process it is anticipated that the chosen proponent will be brought into the project?
At the start of Design Development.
- Can you share the anticipated project construction cost?

- Can a submission deadline extension be considered for the proposal submissions given the compressed response time pending receipt of Q&A responses?
No.
- We typically prepare and provide our project documentation utilizing the Adobe Creative Suite set of software (e.g. Acrobat, Illustrator, InDesign); please confirm this is acceptable for coordination purposes.
This is sufficient for coordination purposes and design studies. OMA will be working on Revit 2022 and will coordinate Revit models and CAD files with the design team who will submit drawings.
- Meetings:
- What is the cadence for the milestone design meetings per each phase?
There will be 50% and 100% milestone meetings per phase.
- Are these meetings dedicated to reviewing feedback and approving designs?
Yes.
- Will there be mandatory weekly or biweekly meetings with OMA + consultants? Yes, OMA organizes weekly coordination meetings with the overall design team and will set up focus meeting by discipline as needed.
- Is there a time limit for how long the Centre Pompidou x Jersey City will occupy the building?
There is no limit that has been fixed at this time.
- Are there existing or in-progress branding documentation or brand standards, for Centre Pompidou x Jersey City we can review?

- Is digital signage such as digital programming in the lobby, elevator directories, etc., excluded from the current RFP?
To be determined as the design for building signage and wayfinding develops.
- Is it possible to have an updated construction schedule?

- Donor recognition:
- Donor wall: will there be one type of donor wall (for this building renovation) or other types, such as legacy or partnership ones?

- Is there an existing list of donors for donor wall/s?

- How many names spaces are you planning for and which ones (galleries, lobby, floor, classrooms, etc.)? Are donor tiers already set up?

- Are the security and ticketing sequences set? If so, can we review the documentation?
No, they are not set.
- Is there any expectation to align design with Pompidou Paris?
