1. Should the candidate include the debris on the floor and cut out pipes as mold contamination?
In accordance with the guidance provided on the Matrix bid sheet (General Work Practices), The impacted porous and semi-porous building materials are to be removed entirely in order to fully eliminate saturated materials (floor to ceiling)
2. Jepson Wall board measurement states 900sq, does that include both sides of the wall? (900sq is a typo it should be 9800sf)
The quantity provided on the Matrix bid sheet included a total of 9,800 SF of “mold contaminated gypsum wall board and associated metal/wood framing (demolition)” which includes all wall board (both sides). Please clarify where the 900 SF quantity came from.
3. Are there areas in the basement that should be excluded from remediation? For example there’s a room in the basement named elevator room machine, would they need to remediate this room?
Based upon Matrix’s early involvement and information provided by the JCRA, the only area excluded from the scope of mold remediation was the rear mechanical space.
4. Is there somewhere in the basement to vent? If not, they can vent from the stairway.
Should be left to the contractor as to means and methods for exhausting the air. I remember both the stairways as well as the room beneath the areaway as possible locations.
